Robert Rabuttinio and familylives in North East Bradford County Pennsylvania next to the New York border where hedevotes his time, energy and experiences to service the real estate needs of the people currently in the area and people moving into the NY Southern Tier and Northern PA.
Rob earned and received his Pennsylvania real estate sales person license in the year 1987 and reciprocal New York real estate sales person license in the year 2011. 30 years and current, Rob has worked for and helped the public with their real estate needs through buying, selling, renting, negotiating, closing, planning, subdividing, renovating ideas, new construction ideas along with volunteering his services.
From 1986 to 2010 Rob has completed many, many personal flips including and not limited to moving a complete home hundreds of feet to another location. From 1988 to 2008 Rob was involved in purchasing, subdividing and selective timber management of many large tracts of land which led to the renovation of existing structures, building of new home construction that eventually moved toward the sale of vacant lots and new homes. Rob was personally involved in all aspects of the building design, permitting, clearing. Ingress and egress, on lot septics, excavating, foundation masonry, wiring, plumbing, heating, radon gas mitigation systems and all finish work.
At Penn State University in the year 2000, Rob studied soils and on site evaluation for new on lot sewage systems, site evaluation for existing on lot sewage system malfunction, the repair of a malfunctioned system, inspecting of systems and design phase for new. In 2000 Rob earned his certification as a PA Sewage Enforcement Officer by the Pennsylvania Department of Environmental Protection Agency. Since 2000 Rob successfully earned 15 continuing education credits every two years for the 16 years he decided to stay certified. Rob Successfully completed an intense 40 hour advanced soils course in 2002.
In 2004 Rob successfully completed an intensive Residential Building Inspector Certification Inspection Course and to date has stayed current on most codes.
Over the years many individual’s recognized Rob’s achievements and experiences whereby in 1996 he was asked to serve the public as a volunteer Planning Commission Member, Rob was appointed by Cascade Township Supervisors to the Planning Commission and eventually voted in by all board members as Chairman. In 2000 Rob was asked the same by the Lycoming County Zoning Hearing Board, to seat (volunteer) as a zoning hearing board member, Rob was appointed by the Lycoming County Commissioners every two years as a member until his decision to move to Northern Bradford County in 2008.
Rob has helped many and has closed millions of dollars of real estate sales for clients/customers. He truly knows what it is like to be a buyer and a seller and be on both sides of the table, “that time is of the essence in every transaction” how to negotiate the deal to make it a win – win for all parties and what it takes to stay on top of the transaction with every detail in mind.
